The policies and procedures of Florida Vacation Rentals by Owner are designed to ensure that we
give you the best service possible. Please read them carefully.

By giving my credit card number to Florida Vacation Rentals by Owner, I agree that the conditions
and information contained in this Rental Policy have been read carefully and accepted by me on
behalf of all members of my party and agree to abide by such conditions and limitations.
Check In begins after 4:00 p.m. During peak season, unavoidable delays may occur. Your patience
will be appreciated.
Check Out time is at 10:00 a.m.
All units are inventoried and inspected BEFORE and AFTER each occupancy.
1. Occupancy: We are very serious about maintaining an atmosphere for the quiet enjoyment
of all guests. We will rent to family groups, couples and responsible adults over the age of 25, proof
of age is required. The total number of persons allowed in the unit at any time is restricted to the
stated limit for each property. Absolutely no house parties allowed. Any violators will be evicted.
Eviction without refund as well as loss of deposit is the penalty.
Falsified Reservation any reservation obtained under false pretense will be subject to forfeiture of
reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted
to sleep over.
2. Unit Assignments: We reserve the right to substitute comparable accommodations without notice
or liability should the reserved unit become unavailable (is under maintenance, A/C maintenance,
possible flood or other inconveniences). When comparable accommodations are not available,
guest will have the option of selecting from Available properties at the published rate or receiving a
complete refund of the reservation deposit.
3. Reservation Deposit: A Reservation Deposit equal to 35% of the total rental fee is required at
booking in order to confirm your reservation. You may make payment of Reservation Deposit by
Visa, Master Card, American Express or Pay Pal personal checks or cash cannot be accepted. This
Reservation Deposit will be applied towards your rental balance due before check-in.
4. Damage Deposit: A Damage Deposit will be required and is collected as part of the total amount
due. Your Damage Deposit is fully refundable within one weeks of departure providing:
a) No damage was done to the unit or its contents (linens included) beyond normal wear and tear.
b) Unit was left in a neat condition and furniture was not rearranged (a min. $50 charge if extra
cleaning is required).
c) All debris, garbage, and discards were placed outside in proper containers.
d) No items were missing from the unit; all windows/doors were closed and locked.
e) All keys were left on the unit lock box; there will be a $50 fee for each unreturned key.
f) All charges accrued during your stay were paid prior to departure. There were no violations of the
rental policy
Please report us any damages upon check in.
Note: If expenses are incurred to repair damage, replace missing items, pay for extra cleaning, or
any other violations of the rental policy as a result of your stay, we reserve the right to apply the
damage deposit to offset expenses and administrative fees. Should guests incur charges on phone,
cable, etc., or, should the damages exceed the damage deposit amount, guest gives Florida
Vacation Rentals by Owner permission to add the charges to the guest's credit card. A copy of the
bill and the charge slip will be sent to the guest if this situation occurs.
5. Cancellations: All reservations canceled thirty (30) days or more prior to check-in date will receive
a full refund of any advance payments, minus a $50 cancellation fee. All reservations canceled less
than thirty (30) days prior to check-in date will forfeit their advance payments and will be charged a
$50 cancellation fee. All reservations that are not paid in full within fifteen (15) days of the check-in
date will be canceled and all advance payments will be forfeited. Cancellations or early departures
for any reason (including weather) do not warrant any refund of rent or deposit.
6. Payments: Balance of your rental payment is due 15 days before arrival. Payment may be made
by Visa, Master Card, American Express and PayPal, personal checks or cash cannot be accepted.
For last minute reservations, or any reservation made whit in 15 days of your arrival, payment in full
is required. Payment must be made by guaranteed funds; Visa, MasterCard, Discovery or American
Express. Personal checks or cash cannot be accepted.
7. No Daily Maid Service Provided: Rates include housekeeping service only upon departure.
Optional maid Service during Your Stay. Optional Maid Service is available from Florida Vacation
Rentals by Owner at $25 per hour during your stay. Please call 407-758-1488 to arrange this.
Linens and bath towels are included and not to be taken from the unit. Extra items needed are the
responsibility of the guest.
Many of our properties have locked closets or cupboards for the homeowner’s personal items to be
stored. Please do not try to force them open. Any damage or content loss will be deducted from
your security deposit.
8. Items Left in Unit: Florida Vacation Rentals by Owner is not responsible for lost and
misplaced items. We do try our best to return any items you may have left; however, we do charge
a $15.00 handling fee and shipping charges for the items left. We regret we have to do this, but it
is very costly for the time, energy and labor it takes to keep track of all the items that are left in
our homes on a regular basis.
9. Furnishings: Our vacation rentals are individually owned and furnished. Please do not rearrange
the furniture, take any items outside that are part of the interior decor, or move any furnishings or
kitchen items to another unit. You will be charged if the housekeepers have to rearrange the
furniture after your stay.
10. Utilities: No compensation will be given for temporary outage of electricity, gas, water, cable, or
telephone service. Outages will be reported immediately and all efforts will be made to have them
restored as soon as possible. The operation and maintenance of these utilities is out of the control
of Florida Vacation Rentals by Owner. Appliances, Air conditioners, and Hot Tubs/Jacuzzis are not
guaranteed and refunds cannot be given for failure or breakdown. Florida Vacation Rentals by Owner
will attempt to repair or replace any item that is inoperable as quickly as possible, but cannot
guarantee repair will be completed during your stay. If a part has to be ordered and the item cannot
be repaired before your departure, no money will be refunded.
11. Parking: Please park in designated areas only.
12. Non-Smoking Units: Smoking is strictly prohibited inside “non-smoking” rental units. Your
damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and
deodorizing if any evidence of smoking is found in your non-smoking unit.
13. Pet Friendly Fee: Our pet friendly condo have an additional pet fee of $25 per night, per pet, or
$15 per night for more than one pet. Please note this fee does not cover any damage done by the
pet. If there is damage done by the pet, this will be taken from the security damage deposit. If any
evidence of a pet(s) found in your unit or on the premises, will result in your being asked to vacate
immediately with no refund of rent or damage deposit.
14. Right of Entry: Florida Vacation Rentals by Owner reserves the right to enter the property for
regular maintenance.
